"MODULAR LOFT BARN" CONSTRUCTION SPECIFICATIONS

Our "Modular Loft Barns" are designed to accommodate larger horses & to provide more headroom inside of stalls, aisle and inside the loft. Different style of roofs, such as gambrel roof or high pitch roof can be constructed over standard modular barn sections. Many options such as lean-tos, dormers, cupolas, etc. can be installed as well. In addition, we offer other services for our modular barns. We have the expertise on how to properly prepare the base and install rubber mats, do the concrete slabs, installing center drain in wash stall, doing the foundation per code requirements, etc.
Different lofts may be installed and used on our Loft Barns. You have an option of having a full loft (for more storage space), loft over the center aisle (provides over 10' of headroom inside of stalls) and loft over stalls with open aisle (provides beautiful open look barn and 18' of headroom inside the aisle)
Our most popular modular barn is 36'x36' with four 12'x12' stalls, one 12'x12' tack room and one 12'x12' wash stall. This barn is delivered in two 12'x36' barn sections and material package. After sections are in place, it takes our crew about one week to finish the barn (will take longer for bigger barns).

CONSTRUCTION SPECIFICATIONS FOR MODULAR CENTER AISLE LOFT BARN
Sill Plates: 6"x6" pressure treated Southern Yellow Pine sills under each wall and under each partition. Framing: Oak post & beam style framing (stick-built) - 4"x6" main posts, 4"x4" door posts with 2"x4" girts & braces. Siding: 1"x10" white pine board & batten siding (vertical). Wall Headers: 2x12 #1 Yellow Pine or 1-3/4" x 11-7/8" LVL beams (if required by local codes)
Stalls:
Each stall comes standard with 1x8x48" high oak
kickboards, double between stalls with 32" high steel grill on top
(powder coated black), one 4'x7' sliding door per stall, one grill insert in
stall front and one 8-lite window with
heavy duty window grill in
the back of each stall (4'x7' Dutch door in back is optional). Hardware: Black powder coated latches and "Cannon Ball" hardware is used for sliding doors. Hot dipped galvanized fasteners are used for framing. Tack Room/Storage Room: Comes with wooden floor (2"x6" pressure treated floor joists 12" o.c. & 3/4" T&G plywood decking), Two 3'x7' entrance doors (one on outside of barn & one on inside of barn), and 36" wide stairway with rails, if loft is ordered. Wash Stall: Comes standard with 5/8" pressure treated plywood walls and an opening into aisle way. Loft: 2"x10" floor joists 16" o.c. and 3/4" T&G plywood on top. NOTE: Loft is designed for 60 PSF live load & 10 PSF dead load. Roof: Comes standard with 2"x8" rafters 16" o.c., rafter supporting knee walls, 7/16" OSB sheathing (1/2" plywood is optional), 15 lb. felt paper underlayment and 30 year architectural asphalt shingles (metal roof is optional). Lean-to: Supported by 6x6 p.t. posts and double 2x10 SPF headers. We have 9' of clearance under lean-to headers.
